Located in the vibrant Atlanta Metro area, Trilith LIVE is designed to host concerts, rehearsals, live audience productions, conventions, corporate meetings, performing arts, tradeshows, exhibitions, special events, and so much more! Spanning 530,000 square feet, Trilith LIVE features a 2,400-seat theater, 50,000 square feet of sound stages, multi-purpose meeting rooms, support space, dressing rooms, green rooms, production offices, suites, wardrobe, audience holding areas, outdoor plaza areas, full-service catering and concessions, box office, and a 730-space parking deck.

Trilith LIVE is seeking an accomplished venue professional for the Director of Operations. The Director of Operations, personally or through secondary staff or outside vendors, is responsible for maintaining and operating the building systems and associated equipment to ensure effective and cost-efficient building operations. The position also provides overall planning and direction to ensure control of the division’s budget as well as providing highly responsible assistance to the General Manager.

RESPONSIBILITIES
• Keeps the mission, vision and values of Trilith Live at the forefront of decision making and action; builds strategic and collaborative relationships and interacts with others in a way that builds confidence and trust; provides excellent customer service by taking action to accomplish objectives, maintains high levels of work and productivity by generating innovative solutions to work situations.
• Responsible for directing, monitoring, and implementing facility building systems, maintenance and repair.
• Manages daily operations and maintenance of all building systems, including but not limited to environmental controls, HVAC, elevators, escalators, sound, lighting, life safety systems, workplace safety, event set-up, tear-down, custodial/housekeeping, repair, maintenance, grounds, and equipment.
• Direct daily interaction with facility operations staff and/or vendors.
• Inspect systems and equipment to ensure conformance to established specifications; perform preventive maintenance in accordance with manufacturers recommendations.
• Administers and negotiates contracts with outside vendors; ensures compliance with scope of work and contract terms.
• Acts as liaison with other facility divisions and Trilith entities for facility related operations.
• Ensures repair, maintenance, and other work is properly prioritized and completed in a timely manner.
• Assist in developing and managing division budget; prepares capital budget requests for short and long-term repairs and improvements.
• Authorize the requisition of services, equipment and supplies within budget guidelines.
• Direct all safety and emergency response training; implement standard operating procedures; ensure all laws, codes, ordinances, and risk management procedures are followed. 
• Responsible for required equipment and systems inspections and certifications.
• Develop and maintain operational manuals and logs (overall operation manual, repairs and maintenance schedules, inventory/asset control logs).
• Coordinate and oversee special projects such as construction, renovations, and other major operations projects.
• Other duties may be assigned.
SUPERVISORY RESPONSIBILTIES
• Directly supervises Full and Part-Time Staff, and Vendors
• Includes interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding; disciplining employees in conjunction with General Manager, addressing complaints and resolving problems.
QUALIFICATIONS
• Bachelor’s degree from an accredited college/university required.
• Additional experience may be substituted for education.
• Minimum five (5) years of building systems experience in a similar event venue.
• Extensive knowledge of mechanical and electrical; environmental controls, HVAC, elevators, escalators, sound, lighting, life safety systems, workplace safety, custodial/housekeeping, repair, maintenance, grounds, and equipment.
• Basic knowledge of budget preparation and control.
SKILLS AND ABILITIES
• Excellent organization skills
• Ability to prioritize and handle multiple projects simultaneously.
• Good written, verbal, and interpersonal skills required; ability to interact with all levels of staff.
• Ability to effectively supervise staff.
• Ability to read and comprehend blueprints, drawings, schematics, and other related material.
• Computer Skills, including Microsoft Office 365
• Requires ability to work flexible and extended hours, including nights, weekends, and holidays, in addition to normal business hours.
